255 Grossman Drive, Braintree, MA.
On June 2, 2011, Dinosaur Capital Partners acquired the former Borders Bookstore at the Marketplace at Braintree in partnership with The Grossman Companies. This 27,500 square foot stand-alone box is a prime retail site in an excellent power center containing Best Buy, Staples, Bed, Bath and Beyond, Petsmart, Nordstrom Rack, Saks Off 5th Ave and others.
After Borders entered bankruptcy, the property's owner was about to hand the keys back to its lender but Dinosaur stepped in and paid off the loan to buy the property. Dinosaur closed two weeks after identifying the opportunity. The reason why: Industry pundits have called this "irreplaceable real estate" and "among the top retail locations in New England."
Dinosaur’s $4 million acquisition cost was only slightly higher than what the seller paid for just the land alone in 1997. In February 2012, Dinosaur entered into a long-term lease for the entire building with Guitar Center, the leading retailer of music products in the United States.
